Once I have met with you to determine your needs, answer your questions, and see your home, I'll provide you with a comparative market analysis. This comprehensive analysis will help you to determine the value of your home and explain the current market conditions affecting your home. It includes information that will help guide you through the entire sales process as well as other special features.
You will receive a marketing plan tailored-made for your home, designed specifically to obtain the highest price and the most advantageous terms in the shortest amount of time. My marketing approach is creative and effective and will bring you serious prospective buyers.
We will review all paperwork related to selling your home, making sure that you're comfortable, and I'll assist you in complying with today's complex disclosure requirements. You will know what to expect ahead of time throughout the entire process.
Preparing Your Home
I excel in preparing a home to bring in the highest sales price. I'll refer property inspectors, painters, repair persons, and other vendors as needed to help prepare your home for sale. I am experienced in staging properties and make sure they look their absolute best before going on the market.
Presentation of Offers
We will review the entire purchase contract prior to hearing any offers, so you're better prepared to make a decision when an offer comes in. We will have already determined our strategy for hearing offers and you'll be well prepared to handle any offer situation - even a multiple-offer situation. My background in financing will assist us when reviewing the qualifications of prospective buyers.
A tough negotiator is essential to your success. I'm an experienced negotiator with a proven track record of success and will guide you to which terms of the contract will serve you best. You will be made aware of all of the options available to you. We will review any pertinent information before answering any offers made to you.
I will coordinate the entire escrow process working closely with you, the buyer's agent, the escrow/title company, the buyer's lender, and any inspectors to ensure a smooth transaction. You'll receive a written schedule of events so you're always aware of the performance requirements for both yourself and the buyers. I will always keep you posted on the progress of the transaction, and I will remind you when it is time to look for a moving company, change utilities, etc.
You will always be able to reach me when you have questions. I'll stay in close contact with you throughout the entire sales process. All phone lines are forwarded to my cell phone, and I can be reached by text and email as well. I encourage my clients to call any time. In addition I have an excellent full-time assistant to help assist you.

Close of Escrow
Together we'll review the closing documents to be sure they are in order prior to your appearing at the title company. I will attend the escrow sign off with you to answer any questions that may arise. Even after escrow closes, should you have a question or need my help, I will always be available to you. It is my goal to build a life long relationship with you.
